How long does it take to build a custom home in Dallas–Fort Worth?

By Sebastien Pessy, Founder of Sebby Homes · Updated July 2026

A custom home in Dallas–Fort Worth typically takes about 14 to 24 months from the first design meeting to move-in: roughly 4 to 8 months of design and preconstruction, then 10 to 16 months of construction. The exact timeline depends on the size of the home, the complexity of your lot, and city permitting.

"How long will it take?" is one of the first questions every owner asks Sebby Homes, and the honest answer is that a custom home is a schedule you shape, not one you inherit. Here is how the months actually break down.

The five stages, in months

1. Design: 3 to 5 months

Architecture, interiors, and budget are resolved together. This is the stage that most affects everything after it: time invested here in resolving the plan and selections is what keeps the build on schedule later.

2. Preconstruction: 1 to 3 months

Engineering, permits, and final selections. Permitting timelines vary meaningfully across Dallas, Fort Worth, Southlake, Westlake, and the Park Cities, and this is often the least predictable stretch because it depends on the municipality.

3. Build: 8 to 12 months

Foundation, framing, dry-in, mechanical systems, and the exterior. On DFW's expansive clay soils, foundation work is engineered carefully, and weather can add time. You receive weekly owner updates through our client portal throughout.

4. Finish-Out: 2 to 4 months

The invisible-craft stage: millwork, cabinetry, stone, lighting, and the final layer of detail that separates a custom home from a production one. It rewards patience.

5. Handover: a few weeks

Final walkthrough, systems training, and the start of warranty care.

What makes it faster or slower

The fastest custom homes are not rushed. They are decided early.

At Sebby Homes, single accountability means one builder holds the whole schedule: one plan, one point of contact, and no gaps between architect, builder, and trades where weeks quietly disappear.
